August 2019 Real Estate Report

In August, a total of 39 home sold on Daniel Island. When comparing the past three years, this August had the most amount of homes sold. The total volume sold was $27,879,600. As of Sept. 12, there were 185 homes for sale on Daniel Island, with 126 active and 59 under contract.

Renee Reinert Pote with Iron Gate Realty notes that according to the Charleston Trident Association of Realtors August monthly report, “1,800 homes sold in August in the Charleston region at a median price of $285,000 according to preliminary data released today by the Charleston Trident Association of Realtors® (CTAR). Last August, 1,887 homes sold at a median price of $260,400. This year’s 12,835 closings show transactions down 1% and median price up 5%, to $278,799 for the region. There are nearly 10% fewer homes for sale than at this point last year, with 5,512 homes listed as ‘active’ for sale in the CHS Regional MLS database at the end of August.”

An interesting trend Pote noticed was that both the prices of homes and the number of homes remained similar this August compared to last August.

“It’s important to know that while Daniel Island may follow the general trends in the Charleston region, there will be some differences to consider such as the average sale price. Your agent can help you determine the market for your home in your area,” Pote says.
