March sales volume on DI highest since September 2022

Nineteen homes sold on Daniel Island in March. The total sales for the month were the highest seen since September 2022 at just over $33 million. The most expensive home sold in March was on Captain’a Island on Wayfaring Point for $3.95 million. The least expensive home sold was a condo on Bucksley Lane that went for $330,000. Only six of the 19 homes sold were under $1 million.
 
As of April 14, there were 103 homes listed for sale. Thirty-two were active listings and 71 listings were under contract.
 
Tricia Peterson with Island House Real Estate said that prices on Daniel Island and around the Charleston area are higher than they were this time last year despite homes sitting on the market longer.  
 
“Overall there are less transactions happening since a hefty population of buyers can’t afford to purchase due to the increased interest rates or are waiting it out to see if the prices come down to make home buying more affordable. Home prices are showing consistent signs of increasing as we head into the height of the spring market,” Peterson noted.
