November 2017 Real Estate Report

Twenty nine homes sold on Daniel Island in November. This number is slightly up from last month but is consistent with previous years in November. As of Dec. 18, there were 159 homes for sale. Of those, 109 were active and 50 were under contract. Sales totaled $18,577,016 in November, with four of the 29 homes selling for more than $1 million.

According to Hayden Jennings of Hayden Jennings Properties, there was an interesting trend when comparing the sale of single family homes versus condos this November with last November.

“There were 17 closed single family units in November of 2017 compared to 23 in November of 2016. That’s a 26 percent decrease in sales,” stated Jennings. Also the number of days on the market for single family homes increased significantly in November of 2017. “Homes were on the market an average of 82 days compared to 26 days in the same period last year…that’s a 215 percent increase in days on market!”

However, the sale of condos fared differently this year.

“For condos there were 12 closed units this November compared to eight in November of 2016, which is a 50 percent increase in sold condos. The days on market for condos, however, held steady at 70 this November compared to 68 the same period last year,” added Jennings.

Jennings expects showings and transactions during the holiday season (from Thanksgiving to New Year’s) to slow down a bit, which is typical for the season.
