September home sales down over last year, still higher than 2018 and 2019

In September, 39 homes sold on Daniel Island. Last April was the last time sales were this low. As of Oct. 15, 79 homes were listed for sale, 53 of them were under contract and only 26 were active.  
 
The least expensive home sold was a condo at Bucksley Lane that sold for $192,500. The most expensive home sold was in Daniel Island Park on Bermuda Isle Street for $3.5 million. Nineteen homes sold for more than $1 million. The total dollar volume sold was $46,091,470.
 
Tricia Peterson with Island House Real Estate reported that island prices are still elevated compared to the Charleston metro area. “Average sales price for MLS is $350,000 while Daniel Island is $975,000,” Peterson said.
 
Peterson also noted that the average price per square foot on Daniel Island is $359 compared to $187 in Charleston.
