The Waterfront propels August to record real estate sales on DI

Sixty-three homes sold on Daniel Island in August. As of Sept. 17, there were a total of 90 homes listed for sale, 60 of them were under contract and only 30 homes were active. 
 
During August, the least expensive home was a condo at 130 River Landing Drive which sold for $205,000, while the most expensive home sold was on Dalton Street and transacted for $2,375,000. 
 
According to Ben Laaper with Matt O’Neill Real Estate, the new development, The Waterfront, affected the strong August sales.
 
“During the month of August, The Waterfront closed on 27 units, which was 43% of the total sales on Daniel Island. This led to records both in terms of units (63) and dollars sold as all transactions combined added up to $74,046,460 for the month,” Laaper noted. 
 
Laaper also suggested that even though the number of active buyers has subsided a bit versus last spring, inventory remains as low as ever.
 
“At this time there is no reason to believe that prices will drop any time soon as we seem to be in an extended sellers’ market. The only silver lining for buyers might be that the current mix of available inventory is 15% lower priced as compared to the early summer when relatively larger homes were on the market, and also that homes stay about 13 days longer to sell at this time,” Laaper added.
