Home sales decrease in May, but inventory remains high

This past May saw the fewest homes sold in the Daniel Island area compared to the same month in the previous three years.

Last month, just 28 homes were sold, compared to 36 in 2023, 36 in 2024, and 35 in 2025.

Despite the dip in sales, Renee Reinert of Carolina One Real Estate said inventory remains strong. As of June 17, there were 159 properties listed for sale, with 63 of those already under contract.

"You may notice more homes continue to come on the market, and homes are sitting a little longer than they did a few years ago," Reinert said. "There may be fewer buyers because there are more homeowners wanting

to stay in their current home for several reasons."

Reinert pointed out that homeowners may be reluctant to sell if they have a low interest rate on their current mortgage. She also added that some homeowners may fear incurring higher property taxes if they buy a more

expensive home.

"Now that they have been in their home a few years, prices have increased so much that the $500,000 capital gains may not cover their gain, and they could be hit with a large tax rate, reducing their gains considerably,"

she said.

The most expensive home sold in May is 126 Balfour Drive at $5,842,500. The least expensive: 200 Bucksley Lane, Unit 205, at $335,000.
