Homes still selling on Daniel Island, but at slower pace
Homebuyers searching for their perfect home may be taking a bit more time, banking that the right property will eventually find them, according to Renee Reinert of Carolina One Real Estate.
Reinert said homes are definitely selling on Daniel Island, but just not as fast as in the past.
In 2022, homes on Daniel Island were selling at a brisk pace, averaging 13 days on the market.
In 2026, that number has climbed to 50 or more days.
In today's market, Reinert said patience is key.
"For those who remember the days when it wasn’t unusual for a home to take six to eight months to sell, 50 days may not sound particularly long," she said. "But after several years of homes selling almost immediately, both buyers and sellers have had to adjust their expectations."
For sellers, Reinert said it's especially important to recognize buyers will be more selective and judicious in their search.
"We are seeing sellers become more aware that the market has changed. Today’s buyers have more choices and more time to make their decisions – making condition, presentation, and pricing increasingly important."
Currently on Daniel Island, there are 60 homes under contract and 76 active listings.
In June, 48 properties were sold. In July, it was 30.
The most expensive home sold last month was 54 Watroo Point at $4.4 million. The least expensive home was 600 Bucksley Lane, Unit 305, for $295,000.
"If you are preparing to sell, make your home as picture-perfect as possible from the start and, most importantly, price it for the market we are in today," Reinert said. "A changing market doesn’t mean homes aren’t selling – it simply means a thoughtful strategy matters more than ever."
