2020 closes with real estate sales nearly doubled

December continues trend with $20M increase
For the Daniel Island real estate market, 2020 was a very good year, closing with $475,878,541 in sales compared to $262,723,717 in 2019.
 
There were 498 homes sold on the island compared to 2019’s 345.
 
The 2020 trend continued in December where 43 homes sold on Daniel Island, compared to 31 in 2019. The least expensive home was a condo at 130 River Landing Drive, which sold for $169,900. The most expensive home sold was 469 Creek Landing St. for $3,300,000.  
 
The total volume sold was $48,971,346, compared to $29,027,031 in December 2019. As of Jan. 11, 2021, there were 105 total listings on Daniel Island, with 35 being active listings and 70 homes under contract or 
pending.  
 
Tricia Peterson, with Island House Real Estate, reiterates that the area is seeing a trend of very low inventory.  
 
“Inventory has shown a steady decline, now at a one month inventory, down 72.2% from (2019) making those homes that were difficult to sell in the past much easier,” Peterson said.
 
She also points out that the average days on the market for December was 12, which is down 67.6% from 2019. However, it rose slightly from November’s average of five.
