August shows a shift in home buyer behavior

As the dog days of summer get underway, August can be a strategic time to list your home on Daniel Island, according to Tricia Peterson of Island House Real Estate. 

"Luxury buyers, retirees, second-home purchasers, and cash buyers tend to be less tied to the school calendar," she said, "So Daniel Island doesn't experience as dramatic a seasonal slowdown as more entry-level, family-oriented markets."  

Peterson said in August, there is often less competition than during the peak spring and early summer months; buyers that are still shopping tend to be serious and motivated; and homes that are priced correctly continue to perform well. 

"As summer winds down, the Daniel Island market is starting to transition into its fall rhythm, which is good for buyers and sellers – less traveling for buyers, families complete last-minute moves before school begins, while the market shifts toward a smaller but highly motivated pool of buyers," she said. 

"Desirable homes in sought-after neighborhoods like Daniel Island continue to command strong attention." 

In the month of June, home sales on Daniel Island almost doubled from the previous month of May – 49 homes sold compared to 28. Sales volume totaled more than $98 million. 

The top-selling home in June was 428 Ralston Creek St. at $9.25 million. The least expensive was 130 River Landing Drive, Unit 3216, at $265,000. 

As of July 26, 57 homes on Daniel Island are under contract, and 85 homes are active listings.
