
Daniel Island home sales in July stay steady as buyers hang tight

July home sales in Daniel Island remained on par with last month’s sales, with 23 units sold totalling $37.5 million. In June, 23 units sold for a total of about $40 million.
However, home sales are down compared to July of last year. In July 2024, 40 units were sold, compared to the 23 units sold in July 2025.
Tricia Peterson of Island House Real Estate said this summer, buyers aren’t as quick to pull the trigger.
“Homes are still staying on the market longer, giving buyers more leverage,” Peterson said. “However, prices remain mostly stable.”
Peterson said although interest rates have eked down a tad, sparking buyer confidence, sellers still need to remain disciplined and diligent.
“Condition, marketing, and pricing strategy are crucial,” she said. “Longer timelines on the market require patience from sellers to adapt to the uncertainty of buyers to make a quick move.”
In July, the highest closing sales price was $7.65 million for 810 Bosuns Point, and the lowest was $310,000 for 500 Bucksley Lane, Unit 205. As of August 25, there are 54 active listings, with 36 homes under contract.
