December sales cool on DI, but new construction signals busy 2026

Daniel Island home sales for the final month of 2025 were slightly below the two-year average, with 15 properties sold at a total value of nearly $27 million. 

The monthly average of homes sold in 2023 and 2024 was 18, with an average total value of $28.9 million. 

Out of the 15 properties sold last month on Daniel Island, six were sold at prices between $2 million and $4 million. 

The most expensive home sold in the month was at 239 Delahow St., at $3.9 million, while the lowest was at 200 Bucksley Ln., Unit #205, at $320,000. 

Nationally, pending contract signings were down in December, according to Tricia Peterson, broker-in-charge at Island House Real Estate.  

"Potential factors to blame were bad weather in some areas, a lack of inventory, or general economic uncertainty," Peterson said. "But locally here on Daniel Island, we saw 66 homes go under contract (as of Jan. 26, 2026)... proof our local market is far from what the national norm is." 

Of those 66 homes currently under contract, more than 40 are newly-built townhomes or units under construction at building sites near Governor's Park or Daniel Island's Waterfront Park. 

There are currently 68 active listings on Daniel Island. 

Over the next 11 months, Peterson anticipates higher property sales, adding that the "National Association of Realtors' chief economist is predicting a 14% increase in home sales in 2026."
