DI home inventory lower as home prices continue to rise

Considering selling your home on Daniel Island? 

Based on the number of area homes up for sale – 67 active listings as of Oct. 16 – the current supply and demand suggests the timing could be right. 

"Inventory remains lower than what we are typically used to seeing for this time of year," said agent Renee Reinert of Carolina One Real Estate. "We are seeing the prices still adjusting, but homes are selling." 

Last September, 19 properties were sold, and as of mid-October, would-be owners have already inked contracts to purchase 31 homes. 

Homes are selling, but at what price? 

Reinert sees a trend. 

"I like to keep an eye on the changing base price, meaning the very lowest prices on Daniel Island (for) single-family homes," she said, noting that two years ago, in 2023, 16 single-family homes sold between $800,000 and $900,000. Reinert said this year, only four were sold in that $900,000 price range. 

"What does this mean? To me, it indicates that it is getting harder and harder to find a single-family home on Daniel Island for under $1 million. Soon, we will no longer see homes sold for under a million if home sales continue to move forward as they have in the past." 

September's numbers may prove Reinert's point: the lowest-priced single-family attached home, or a townhome, sold for $1.03 million, and the lowest traditional single-family detached home sold for $1.35 million at 102 Jordan Court. 

The highest single-family home sold was 473 Lesesne St. for almost $5 million.
