Low inventory, desirable location cause island home prices to remain high

Twenty-two homes sold on Daniel Island in August. As of Sept. 11, there were 73 homes listed for sale. Of those, there were 31 active listings and 42 listings were under contract. The total sales for the month were $33,646,299. The most expensive home sold in August was in Daniel Island Park on Ithecaw Street for $4.2 million. The least expensive home sold was a condo on Bucksley Lane that sold for $322,000.
According to Tricia Peterson with Island House Real Estate, even though listings have recently increased slightly on Daniel Island, the lack of inventory continues to be an issue.
“We did see a slight increase in new listings that came on the market in August, up to 31 but it was still just 3% more than we saw last August and not nearly enough to keep healthy competition in the market. The average price per square foot jumped in August to $541, up over 10% since last year.”
“Daniel Island is still proving to be a desirable place to live and the developers did such an amazing job planning for this day – the convenience, lifestyle, the trails, schools, amenities, restaurants and concert venue all make it top of buyers list,” Peterson also noted.
