Low inventory drives up home prices

Home sales in February continued the strong trend that started last summer with 37 homes sold on Daniel Island.  
 
Total February 2021 sales nearly tripled the 2019 numbers for the same month, and nearly doubled February 2020.
 
As of March 13, there are 30 active listings on the island while an incredible 78 properties are under contract. 
 
During February, the least expensive home sold was a condo at 130 River Landing Drive for $168,000 while 172 Balfour was the most expensive home sale at $2.2 million. 
 
According to Ben Laaper with Matt O’Neill Real Estate, available home inventory continues to be exceptionally low. 
 
“There were a few days earlier this month where no single family homes were on the market on the southside of the island which no longer is impacted by new construction,” Laaper stated. “Homes that do hit the market are often welcomed with multiple offers within a matter of days.  Buyers are looking for homes that have unique spaces suited for extra home offices as so many of them work from home.”
 
Laaper also noted that much of the growth we have experienced this year on Daniel Island is a result of the influx of many out of state buyers as well as numerous local residents who have taken advantage of the historically low mortgage rates by either upsizing or
right sizing.
