
Summer real estate market slows in May and June over last year

The total amount of money from home sales on Daniel Island dipped in May and June of 2025 compared to the same time last year.
In May, the total sales volume was just over $59 million, a drop from $70.4 million last May.
“Out of the 35 properties sold in May 2025, 20 of those properties were priced over $1 million,” said Renee Reinert of Carolina One Real Estate. “But last year, in May 2024, there were 36 properties that sold, with 32 of those properties priced over $1 million.”
The most expensive home sold in May was 214 Fell Point at $5.2 million; the least expensive was 130 River Landing Drive, Unit 7210, at $318,000.
June also saw a decline over the previous year, with 23 homes sold on Daniel Island totaling just under $40 million compared to $61 million last June.
“This was a very slow month for sales, with a total of 23 sold in June,” Reinert said. “Typically, the summer months are slower overall, but this June was even slower than last June of 2024 with 30 properties sold.”
The most expensive home sold in June was 1410 Smythe Street at $4.485 million; the least expensive was 130 River Landing, Unit 7309, at $325,000.
As of July 22, 89 homes are listed for sale: 57 active listings and 32 under contract.
